The 2026 First-Time Buyer Playbook

First-time buyers in the GTA have more support tools than most realise — federal, provincial, and municipal — plus a market that is far more negotiable than it was three years ago. Here is the current stack.

Federal programs

• First Home Savings Account (FHSA) — contribute up to $8,000/yr (lifetime $40,000). Contributions are tax-deductible; withdrawals for a qualifying home purchase are tax-free.
• RRSP Home Buyers' Plan — withdraw up to $60,000 (raised from $35,000 in Budget 2024) from your RRSP toward a first home, repayable over 15 years.
• First-Time Home Buyers' Tax Credit — $10,000 non-refundable credit (up to $1,500 back).
• GST/HST New Housing Rebate — partial rebate on qualifying new builds.
• 30-year amortizations available on insured mortgages for first-time buyers purchasing new builds (as of policy changes rolled out in late 2024).

Ontario & Toronto

• Ontario Land Transfer Tax Refund — up to $4,000 for first-time buyers.
• Toronto Municipal LTT Refund — up to $4,475 for first-time buyers on properties inside the 416.

The stress test still applies

Every federally regulated lender qualifies you at the greater of your contract rate + 2.00% or 5.25%. That means the mortgage you're 'approved for' at 4.5% is actually calculated as if you were paying 6.5%. Building a strong gross debt service (GDS ≤ 39%) and total debt service (TDS ≤ 44%) picture matters.

A realistic 90-day timeline

• Weeks 1–2: Pre-approval, budget conversation, wish list and location shortlist.
• Weeks 3–6: Showings, offer strategy sessions, education on what 'good' looks like in your pockets.
• Weeks 7–10: Firm offer accepted; inspection, financing condition, title review.
• Weeks 11–13: Closing prep with your lawyer, insurance, utilities, moving logistics.
