Which GTA Pre-Con Projects Are Actually Worth It?
Our current shortlist of builders, projects, and floor plans with real upside.
Pre-construction was the darling investment of the last decade, and then the market taught everyone a hard lesson. Downtown Toronto assignments traded at losses through 2024, and a wave of small-unit condo completions revealed just how thin the rental math had become. That does not mean pre-con is dead — it means the criteria have to be much sharper.
What we look for now
- Tier-1 builders with a track record of delivering on time and on spec (Tridel, Menkes, Great Gulf, Daniels, Mattamy).
- Functional floor plans — 2-bedroom units above ~700 sq ft, or freehold townhomes in supply-constrained pockets.
- Transit-anchored sites: Yonge North Subway Extension corridor, GO expansion nodes, and the future Ontario Line.
- Deposit structures that leave capital productive — extended deposit schedules matter.
- Realistic occupancy dates; anything more than 4 years out carries meaningful execution risk.
What we avoid
- Sub-500 sq ft investor units in already-saturated downtown submarkets.
- Projects priced above resale comparables plus 10–15% — the 'new build premium' has to be justified.
- Builders using aggressive early-bird pricing to backfill weak sales velocity.
The tax you actually pay
Ontario Land Transfer Tax plus Toronto Municipal LTT (inside 416), HST on the purchase price (with the New Housing Rebate reducing this for principal residences or qualifying rentals), and assignment restrictions vary project-to-project. We walk every pre-con client through the full cost stack — including estimated closing costs, development levy caps, and interim occupancy fees — before they sign.
"A great pre-construction unit is a plan, not a gamble. If the numbers only work in a rising market, walk away."
